MetrobrokersTV: We are talking with Justin Jaurez today from Metro Brokers Liberty Home Group. And Justin is the youngest Metro Broker's franchise owner in the Denver Metro area. Congratulations. Justin Juarez: Thank you very much Dan. MetrobrokersTV: All right, so your business plan. Are you a geographic farming guy or you an investor guy? Where is your niche? Justin Juarez: In order to be honest with you Dan, when I got in to the business I started working with first time home buyers from that I was able to work with those client's to buy their second and third home, receive some referrals, lately the way the Market has been up, kind of switched over to working with investors to take advantage of this economy. MetrobrokersTV: Sure, what led in to this tight line of work? Justin Juarez: You know Dan I came from a Corporate America background and to be honest with you I wanted a better quality of life. I read a book called "Rich Dad Poor Dad" by Robert Kiyosaki and ideally was it necessary to make more money. It was to have a better quality of life. I felt I was working long hours and not spending enough time with my loved ones. So to me I was attracted by the fact that I could kind of have some flexibility and still have to work but I like to fact that I could kind of create my own destiny of my work. MetrobrokersTV: You are younger practitioner, you are 27, is that right? Justin Juarez: 28-years-old. MetrobrokersTV: 28. Do you think that gives you a competitive advantage? Justin Juarez: And obviously there is home buyers of all backgrounds and all demographics. My niche specifically is working with younger home buyers Gen Y and last week Gen X, so I felt that that's given me an advantage because they are able to work with real estate agents who I felt they might appreciate as being more approachable, understanding and basically it is able to use some other technology to our advantage. MetrobrokersTV: How about the mentor? Was there some one who helped you on the way up? Justin Juarez: Specifically I got in to the business after reading that book "Rich Dad Poor Dad". I worked at an independent firm and then when I joined Metro Brokers I really have the support of the co-operation but as one person specifically I just pretty much rather my self with several people who were smarter than me I guess and was able to learn from them. MetrobrokersTV: That's a good strategy. How about ways to attract business? In this economy there are a lot of people lot of Real estate brokers who want to know how they can bring in more business? Can you share some of those ideas? Justin Juarez: Well, I think some of the things that have made me successful was actually advice given to me by other agents is to do a work you got to have a, you got to work your sphere of implements, Dan. You got to have a print media presence, a web presence, you got to work your clientele, past referrals and be able to do that on a continuous basis. MetrobrokersTV: You are a tech guy and imagine at 28. Justin Juarez: Absolutely. MetrobrokersTV: Ok, tell me the gadgets of the hardware that's necessary to do real-estate one on one these days? Justin Juarez: For me specifically I love my smart phone obviously it is my cell phone. I am able to have my calendar with me seems directly up to Microsoft outlook. I can also receive emails, so even if I mail shown properties or from out of the office, I am able to respond to any clients that they might be e-mailing me and also I carry a Laptop with me, write contracts, lot of my technologies are web based so no matter where am I, I am able to access all of my contracts. MetrobrokersTV: How about with your experience of forecast of the Real estate feature coming up here? Justin Juarez: Well, I think the market is going to continue the way it has been for several years. When I first got in to the business FHA loans were very prominent. Then it switched over to 80/20 conventional loans. Now I kind of see FHA loans coming back. So I think it is going to continue to be on a waive a fewer and I think for those agents that are willing to hold it out and doing what works, they will be just fine.
